SERVICES

We’ve been around long enough to know that this aspect of the architecture space is held together with duct tape and bubble gum.

  • Long lead times to either start the process, finish the process or to answer the town is a standard practice.

  • In the past, the space has been dominated by moon lighting architects, semi-retired architects or non-licensed draftsmen selling stamped architectural plans.

PKAD has invested both time and capital to innovate change.  PKAD has designed for you an easy on-boarding system, that is fast, efficient and affordable for projects that are already built and need Architectural support services to keep your project moving along.

Just because your project isn't large or complicated doesn't mean it's not important.   If it's important to you, then it's important to us.

STOP WORK ORDER
STOP WORK ORDERS

In a perfect world, everyone would file for a building permit and run things by the books. Sometimes that’s just not the case. Maybe your home improvement seemed like a DIY project and you just got started. Maybe a contractor told you “it would be fine” and you just didn’t know any better. Maybe the pressure of not having enough time pushed you to “roll the dice” and see if you could just get the project done. Now you have a Stop Work oder on your front door, you are faced with a fine, a court date and to boot all work has been stopped cold. Maybe the house is now unlivable, but your mortgage payment is still coming in every month. Now, more than ever time is money. That’s where PKAD steps in to help secure a building permit and the first step is to create a set of architectural stamped plans. We know you are pressed for time and navigating the town bureaucracy is a nightmare. PKAD propriety process allows you sign off on terms and book an appointment today to start the process at a fixed rate of $1.00/sq foot of any measured space. Inside of 20 business days, we’ll deliver a fully signed and seal set of architectural stamped plans.

Plans to Legalize Existing Structures & Obtain a CO

Maybe you are selling your home and illegal improvements to the home have been made, like finishing a basement or converting your garage to living space and your C.O. isn’t clean. Maybe a neighbor reported you to the town and you’ve been notified. Maybe the worst situation is that the previous owner did the work and you’ve been living in the house for years without knowing it’s a problem. Any discovered illegal improvements will create problems in your life once the town is in your business. That’s where PKAD steps in to help legalize any structures built without a permit (BWO). We know you are pressed for time and navigating the town bureaucracy is a nightmare. At the very core of your solution is a set of architectural stamped plans that documents the entire house and details the existing conditions. Most every town or village requests floor plans and elevations of every aspect of the house, not just the illegal improvements. PKAD propriety process allows you sign off on terms and book an appointment today to start the process at a fixed rate of $1.00/sq foot of any measured space. Inside of 20 business days, we’ll deliver a fully signed and seal set of architectural stamped plans.

I/A OWTS (Nitrogen-reducing) Septic System If you live in a non-sewer district inside of Suffolk county. The Dept of Health has new codes that apply to everyone who is undertaking a significant home renovation. These new I/A OWTS (Nitrogen-reducing) Septic System must be drawn by a licensed design professional. Either a registered architect or engineer. Along with the stamped design professional plans you’ll need a host of other support documents. PKAD does not design the I/A OWTS (Nitrogen-reducing) Septic System but we support other design professionals in a rapid response to generate simple but accurate floor plans so the engineers can accurately size your new system.

Basic Floor Plans In some towns, the most basic documentation is requested, like simple floor plans, for accessory apartment permits, rental permits or in some instances to legalize a structure.
